This is an accommodation-only stay. No meals are included.  

•  Private Bamboo Villa (Balay Aninipot) 
• 1 King Bed + extra sleeping provisions for up to 4 guests 
• Private dipping pool 
• Private toilet & bath (no water heater) 
• Non-airconditioned stay (equipped with fans) 
• Mini refrigerator & microwave oven
• Basic toiletries (towel, body wash, shampoo)

 This stay is intentionally kept simple — a step back into slow, mindful living.

• Chill & bonding time in your private villa 
• Dip in your own pool or explore our other spring-fed pool
• Stargaze, walk barefoot, and reconnect with nature 
• Access to common areas: 
  • Grass / Patag area
  • Earth Kitchen (for light prep only)
• BONFIRE: Enjoy the heat from the Bonfire pit with 1-set of firewood, in your private villa space

• Guests are encouraged to bring their own food 
• Water is available, filtered spring water from natural spring source
• You may cook using:  Butane stove (bring your own or rent from us) 
• Cooking should strictly be done at the Earth Kitchen only
• No wait staff or kitchen service available 
• Please practice CLAYGO (Clean As You Go) at all times
• Food and drinks can be ordered from AGWAS Roots & Routes during their store hours, plus a delivery charge of P200 (Store hours: Wednesdays to Sundays 3pm-10pm)

          This is a back-to-basics Nature stay, not a hotel experience.

• Internet may be unstable (Starlink-dependent) 
• Mobile signal is intermittent

• Flashlight (we keep lighting minimal for fireflies)

• Should you wish to bring laptops /tablets, although not needed, but have in mind we only have limited power outlets. There is WIFI in the area but sometimes unstable. Network signal for regular calls and texts is intermittent.

GARBAGE FEE:

A garbage fee of 1,000.00 will be collected upon your arrival. This is refundable if you will bring your non biodegradable waste with you upon check-out. Only biodegradable ('Malata') waste is allowed within the farm premises. We will greatly appreciate it if you bring your trash with you upon check-out.   

NON-AIRCON STAY:

Given our location at 550 meters above sea level, with nighttime temperatures averaging around 20°C and the cooling shade of surrounding tree canopies during the day, we’ve chosen to embrace what nature already provides. Rather than rely on air-conditioning, we invite guests to enjoy the natural breeze and the refreshing mountain air as part of the experience.

The villa is fitted with screens to help keep insects out while still allowing fresh air to flow through. As part of our commitment to a lighter and more mindful way of living, we promote a non-air-conditioned stay to help reduce our carbon footprint, one night at a time.

LIABILITY & SAFETY:

• Guests will be asked to sign a waiver upon arrival 
• The farm terrain is natural and uneven — please move with care

HOW TO GET HERE:  Check the LOCATION tab in this website.

CAN GUESTS COOK:  Guests can cook butane (can bring or rent). We have basic kitchen utensils. Must bring own food containers or trays for large volumes. Cooking should strictly be done at the Earth kitchen only.

SERVICE WATER: Filtered spring water for drinking. There's no bottled water for sale.

REFRIGERATOR & MICROWAVE: There's a 3 cubic mini fridge at the Villa

GRILL AREA: There's a designated grilling area, you can bring your own charcoal

SMORES FOR BONFIRE: Bring your own ingredients. There are smores sticks provided at the farm.

INTERNET CONNECTION & NETWORK SIGNAL:  Starlink internet is available, though connection strength may still vary depending on weather conditions. Mobile signal is generally limited; Globe tends to work better on the property, especially in certain open areas. 

PRENUPS / PHOTOSHOOTS:   At the moment, we do not have a separate package or special rate for prenups or photoshoots. Guests may avail of our Accommodation Package, which already gives access to the farm. For any accompanying crew members such as photographers, makeup artists, stylists, and similar personnel, we only charge an entrance fee of Php 150 per person. 

VISITORS:  Visitors are allowed with a Php 150 per person plain entry fee, valid only until 8:00 PM. Should they wish to swim or enjoy other amenities, the corresponding day use rate will be charged. Any visitor staying beyond 8:00 PM will be considered an additional overnight guest and charged the full overnight rate accordingly. 

CANCELATION/REBOOKING POLICY: 

*Full refund for cancelations or rebooking made within 48 hours of confirmed booking, if the check-in date is at least 14 days away. 

*50% refund for cancelations or rebooking made at least 7 days before check-in. 

*No refund for cancelations or rebooking made within 7 days of check-in.

For Force Majeure situations, date of stay may be moved to a later available date.

SENIOR OR WHEELCHAIR FRIENDLY: Walkways are a combination of ramp and steps due to its sloping terrain. From parking and gate, about 100 meters to the villa. More walking as well within the premises for other amenities. Balay Aninipot Villa has own private toilet and bath. Not wheelchair friendly as pathways are combined with steps.

KIDS HEADCOUNT:  Yes kids are included in the headcount within the 4 pax capacity. 3 years old and below are free of charge, provided they share beds / setups with an adult,

PETS: Pets are allowed in the Farm however guests are solely responsible for the safety and control of their pet/s. Sometimes there are stray dogs & cats that make their way inside the fence, please do not play & feed them for your own safety.  In consideration to other Guests coming in the next day, Strictly no pets are allowed swimming in the pool.
